It's hard to say right now and I think it depends on the opportunity that presents itself.

A lot of prices are so damn frothy right now that from a cash flow perspective, you're getting a much smaller ROI for your investment than if the prices were more reasonably priced.

And if you're doing the flip, will you be adding value to the house? Or just sitting on it for a year and hoping the market goes up?

Where are you finding them? AFAIK the only listing site for these types of properties is Loopnet. Are you obtaining listings from other sources as well?

I have a few properties I need a hand fixing up. It's become too much for me to do it myself.

Can anyone recommend any carpenters - both framing and finishing - in St Pete?

I recently moved to St Petersburg. I have renovated and then flipped 2 homes in the past. The renovations included pretty extensive remodels within budgetary restraints. 

The reason I moved to St Pete was I purchased a 50,000+ SF warehouse to move my business and I redid the drywall, electrical (480V 3phase), and plumbing myself so that I could be operational.

I am looking for fixer-uppers (residential, not commercial) in St Pete in grade A & B neighborhoods. Please let me know!
