I have an REO 6 Family Unit going for 450k, and I want to flip it for 750k to a Buyer. They are really interested in acquiring the property. They are going to finance for the property. Does anyone knows the double closing process for a commecial property?

I'm investing in a 4 family property for 430k and flipping (double closing) the property for 525k leaving me with 75k spread after closing cost. however, my buyer is purchasing with financing\ rather than cash.
Do you still get paid if the seller is offering financing?
How do you get paid the 75k?
Is it harder to close?
