Grant Kemp I am not so convinced that double closings are illegal in Texas. Two of the largest title companies in Austin will do them, so if they were illegal, I don't know why they would. Can you share a link explaining why they are illegal? I would like to see it.

The title company told me that they could do one, but the amounts had to be disclosed unless you bought a title policy for the A-B transaction and another title policy for the B-C transaction.

I am curious if anyone on BP in Texas is doing double closings?

Sean D To simply present the offer it is always best to have all decision makers present, but if they insist it is not necessary then respect their wishes and present it to them. Most sellers usually look over the offer before getting it back to you, so rarely are you present when they sign.

Making an offer in person will give you the highest closing rate, but it is not always possible. You just have to work with what you are given!

After reading a blog post here on BP about double closings, I was inspired to attempt a double closing on a wholesale deal. My title company informed me that here in Texas the amount of the B to C closing will be revealed to the seller UNLESS you purchase a second title policy for the B to C closing. Can anyone confirm this?

I agree with Jon's numbers, but I think an investment at this price point would be better served closer to or in Austin. Though Lake Travis ISD is great, folks are not beating down the doors to get in to that community like they are in Westlake or Central Austin. Additionally, the lake community is not so exciting without a lake :)
