@Hansel Gunawan I think you have a couple of options. If you want to stay local, I'd advise househacking, multifamily if you could. But, given California's prices, I think investing oos would allow your money to work harder. 

You should consider the midwest to invest in, specifically Ohio. The Columbus market is a great consideration.

@Brenton Arriaga Cleveland is probably the best on that list. I would also consider Dayton and Columbus.

@Masashi Borges-Silva if you have an address for one you can go on the Franklin County Auditors and find the other addresses. I would drive by the places to check them out before signing any inspection forms. I mean the prices seem too good, so they'll probably need a lot of work.

@Ritesh Balmiki Panda you should look into Ohio markets. I think from what your describing (i.e. cheaper and cash flow) Cleveland is a good fit. But Columbus is never a bad option either

@Joseph Greenebaum yes this is possible. A lot of oos investors have PMs that do the entirety of hands on work. You should look into Ohio markets, I suggest Columbus, we have a lot of California investors invest here

@Riley Huseby good stuff. I think it would be very advantageous to buy a house near campus to house hack. I'd personally look for a multifamily, since you'll see better returns (I just don't know the market/how far your money will go their). But campus areas are provide secure cash flow and appreciation so I like where your heads at. 

Depending on your credit score/years of W2 employment you might be able to secure a loan by yourself, but at 18 I'd advise cosigning with your parents. It also might be worthwhile to work with investors in your area to find off-market deals (just a thought). 

@Bagus A. Cleveland has good cashflow. I think Columbus is another good market to consider

@Charlie Armstrong this is a little too vague. Have you captured a market you want to invest in? What is your budget? Are you pre-approved? Are you doing the rehab by yourself or will you be outsourcing? Will the property have good cashflow? 

I would advise solving the basics. Then once you define your market and address your budget, you can work on committing to a deal. I don't know if you have any background in contractor work, if not, you can outsource and create a good team (which is a good question to ask the BP community once you've captured your desired market). Then analyze the estimated rehab and see if worth the investment. I believe the BP calculator can help with this part.

David Greene has a BRRRR book that is worth reading. Good luck, hopefully this helped.
