@Devin Duval The only thing I'd caution you on is any unexpected renovations that might be needed. You'll want to set aside some funds in case you need to fix something (you never know!) Something can come up and eat into your cash flow.

@Nick DeLuca You could start cold calling for a real estate investor. If you offer him leads, or your time through cold calling, you can learn sales skills, and the ins and outs of a single family real estate transaction. It's a grind, but it's worth it!

@Calvin Schmeling I started wholesaling. That was enough to open up some doors, and I made some money. With the money from wholesaling, I invested in mentorship programs. That led me to my first flip and building a single family rental portfolio.

Wholesaling was a great way to break into the real estate industry. However, you don't need to start there. Look into creative financing, wholesaling, and fix and flipping. These are three ways to break into real estate. 

Look up real estate meet ups in your area. Attend, and network with other investors. Tell them you are hungry and eager to learn. I started out cold calling for a flipper in my area.

You can do this as well. Either lead with value with your time, or your money.

@Jay Drysdale I agree with @David Avery. We've found contractors through word of mouth referrals. You can go to a local meet up and ask the other investors who attend which contractors they use.
