Your lease should be used to protect yourself against any problems that could potentially arise. With that being said, I would recommend using an online service that has state specific leases or speaking with an attorney first. There are a lot of very important things to include and wording is everything. I think the more specific you can get the better so it may help to speak with someone to get this first lease written up, then you can modify that in the future.

We always recommend Google Voice, but there is also Talk Route.

Congrats on your home purchase! 

I agree with @David Hutson! The first and most important step is finding a qualified tenant. Before you start searching for a lease, I recommend searching for a landlord software that will assist you in finding a qualified tenant. Features that will help are online marketing, online applications, and tenant screening. For online marketing, you want to make sure you're on as all of the major listing sites (Zillow, Hotpads, Trulia, Craigslist). The more eyes on your listing, the more applications, will heighten your chances of finding a qualified renter. I also recommend using online applications for a few reasons. It is more flexible for renters to fill out on their own time and it is less of a liability than walking around with a paper application with renter's personal information on it. Finally, make sure you have a screening service lined up. I recommend always running a background check, credit check, and full eviction report. In addition, verify income, employment, and call landlord references.

For leases, just make sure you are using a state specific lease. Also, do some additional research on your state's landlord/tenant laws.

Hi Jennifer, 

Smart idea switching from paper applications to online applications! It's much more convenient and a lot less stressful without having to carry other people's personal information with you! There is free landlord software out there that allows you to customize your online applications and ask for documentation (proof of income/proof of employment etc). Also, there are bundles where tenants can fill out the online application and pay for their screening report, so you can kill two birds with one stone!

Hi Wilder,

Personally, I would rent it out as a duplex and take the $2800. I think you'll have a lot less issues than if you were to rent it out as single bedrooms, for all the reasons you mentioned. But it also depends on the area it is located, if it near a university or the demand is great for renting individual bedrooms, you could try it! However, I think splitting up the basement and first floor sounds like you'd have a greater chance of success!

Also, have you ran a rental estimate report for your area to compare what the average rent is for a 5 bed/2 bath vs. if you were to split up the duplex? Before listing, I would run one just to make sure you're listing it for a competitive price, you could potentially list it for more!
