Hello Jesse, I may be a little late but my property manager does a good job and their maintenance guy is cheap.  I had RPM doing my houses and they got shady....but I don't have that many houses.  You can give Tom a call at 17752300480.  He and his fiancée are both pretty legit investors too.

So glad I looked on here....they really have a great sales pitch and terms that seem hard to beat.  I have a loc with kabbage and I really love the ease of use, but need a bigger line.  Are there companies that people have had luck with?  I still have a w2 job so rei is not a full time thing.  Thanks!

I have to agree with Andrea, auctions seem to be the only place we have had any luck.  Signed up with a few wholesalers there in Ocala and have yet to see anything.

Hey thanks Christian , yeah we have been kind of doing the same thing.  But it still seems to really get into the big leagues without a sort of missing piece....maybe after knocking down a few more deals.  It is a little bit nerve wracking to have your personal money all tied up in a property.....that Kabbage.com was a very quick and easy process though I will say that.

@Christian Paez how did the line of credit work for you?  I am looking for something that allows me to buy properties at auction or at least cover rehab expenses.  The lenders I talk to either have no idea what I am talking about or are just incredibly slow to respond.  Our company is only a year old and does not have a revenue stream that would get real money, but my partner and I both have excellent credit and personal income.  Thanks for any tips!

Unless I'm mistaken...and I'm no CPA since it is your primary residence you would not pay taxes on the sale.  Maybe there is a time limit for minimum time living there that I don't know about, but I think you are fine.

Hey Damon, that sucks about the bad timing condo.....is that what got you started with real estate investing?  I know it was for me, bought my first house (primary residence) in Oct'07.....terrible timing.  Being underwater like that really gets your brain going and the fact that you didn't walk away from it says a lot!

Dennis, that is a really cool arrangement you have going there.  It seems hard to find people who are honestly willing to work with you, after all they are sort of training their future competition.  Just be sure the numbers make sense to you and if something doesn't have him explain it to your satisfaction. I recently got involved with a project and it has been a fiasco....keep us up to date on your progress!

I'm glad to see Im not the only one who forgets about this forum....my biggerpockets activity is very hit or miss.  Tend to have pretty inconvenient days off but would be very interested if there was a get together.
