Maurice Johnson good morning, congrats on working towards your first home. I would recommend getting the preaproval done asap because any reliable agent will say that should be done first. (No point showing a client homes if he or she isn't approved to see. It'd just be a waste of both peoples time, especially if the client wants it and there's no way to place the offer). If you're looking for reputable mortgage companies I'd be glad to help. Also I've helped people in Passaic county buy a home.

@Michael Grasso That is very vague still. My recommendation is to narrow where you want to do business first by risk and location. For example, I prefer Newark and Irvington because cash flow is there with the properties if you buy right, but there are of course the issues of bad tenants, but if you screen properly, that is not an issue. Also, once you figure that out, I believe you should seek out lenders. I have a few I could recommend if interested. Third, find a real estate agent that is an expert in that area.

Michael Grasso it depends on how risk averse you are and how far from the property you feel comfortable to be.

Rainelle Martin I agree with Brandon. You never know. I've seen people who I thought wouldn't get approved get approved. I can recommend some mortgage brokers if you wish.

Brian Prudden welcome to BP. I recommend if you're looking for your first investment property to first find a good mortgage broker to help you so you know what you qualify for or a hard money lender which will help as well.

Wesley Howell I recommend first getting the loan prequal first so you know what you can get and then find a home. Most agents won't work with you otherwise. Do you need a recommended lender?
