Follow up: 1st CPA/enrolled agent meeting is this Thursday and a 2nd company I have already spoken with has a pending follow up coming.

So true! Thanks for sharing Tim. I watched a friend scale his business big time by being involved & engaged with the local political community. Your post reminds me to do more to be active and know whats coming down the pipeline so I can invest/pivot accordingly.

Hello all,

I am from Jax, FL and I currently own a duplex there. (airbnb 1 side, the other is geared towards medium term rentals)


I have all the tools I need to build a portfolio; however, I am lacking the knowledge on how to build it in the most advanteagous way. I want to focus on using real estate as a tax shelter and pay as little in taxes as possible. The 2nd goal is to increase cashflow enough to retire early.

Those of you who have scaled a portfolio of 10+ properties, what are some of your "I wish I had known before I started" lessons. 

I plan to meet with a cpa who has extensive knowledge and experience as a real estate investor.

Any and all advice would be greatly appreciated.

I wuld suggest you keep the $100k and invest it in more properties. Good luck!

Hello all and thank in advance for your help, sugestions and words of wisdom and experience.

I have a busy year ahead that I am excited about and I know this is the best place to get suggestions and advice in all things real estate.

1. I current own a duplex as my primary residence, but it is time to move on. I would like to re-fi this property into my biz name. Assuming this is possible, can someone please suggest lending instituions that offer this service. I have found most triditional banks do not offer this service. 

2. Does anyone know of any instituions that offer Construction to perm loans? Also, if anyone has gone through the process of getting a loan for the purchase and construction of a SFH or small multi, I would like to hear about your experience.

3. Finally any recommendations for institutions that lend to investors for BRRR projects?

I look forward to learning from anyone willing to share.

Hi BP Fam!

I am an Air Traffic Controller by day and real estate investor by night. My day job is a blessing in terms of flexibility when needed. My 1st long term goal as an investor is to replace half of my income and go part-time as a controller. Next would be to kick the investing into high hear with the extra time and retire from my job within 7-10 years. ( I will still get a small retirement check at that point)

I am currently working on my strategy to build my portfolio. Long term I want buy and hold properties with current cash flow. I also want to learn how to rehab, so I can have the option to sell those properties off or keep them as rentals. Any and all advice are welcomed!

I am working on a wholesale deal in which the owner has difficult tenants. The owner has already served the tenants papers for the 1st right of refusal and the 30 days are almost up. What is the next step? Thanks
