@Anthony Wick, we’ve rented 3 this way w no issues but honestly I assumed it was local practice. Now I’m not sure. I’ve got an interested person who was very surprised about putting that much down. But she’s surviving on disability, child support and her adult child’s income. Now that I’m typing this, it sounds crazy to even considers her. Suddenly seeing the value in a property manager so all the emotion can be kept out of it.

First, last and deposit - is this asking too much at once?

@Dan Tessman, we actually offered originally to rent to them. They didn’t want to. Now they just wanted 4 weeks only. So we pushed closing back. I think we’re good now.

Excellent advice from everyone and I greatly appreciate your help. We’ve suggested to postpone closing by two weeks and are waiting to hear if that’s acceptable. If she still wants a month, we’ll follow the specifics mentioned here. This community always pulls through.

Need help w a good compromise. The situation is that we’re closing on a property in a week (should have been tomorrow but owner asked for extension) and have been asked if we would like to do a rent back to the existing owner for 4 weeks. Apparently she had a car accident and is having trouble getting packed and out. Problem is we did a walk through and the garage is full of garbage. We also don’t know her, no credit check, background check, etc. is there an ethical way to handle this? We were really want to rent it before school started knowing this is the best time of year. TIA!

Thank you all for the advice. It's great getting different opinions and knowing there isn't one best option but whatever works best for us. I do need to keep it simple and if we can continue with the one LLC, at least while we're at a handful of properties, it seems more manageable. We've got cozy in place, which i love. Our CPA is pretty good and put up with us last season so that says alot. i'll reach out to her to help us now with organizing for this coming tax season.

Terrell, you mentioned 1 truck - i'm due for a new vehicle and need to see whether i can/should put in the business.  Glad you mentioned that.  

Next year at this time, I hope I can say we're at 10 and that 'retirement' is just around the corner.

Hey all. We have 3 rentals and close on a 4th in a couple weeks. They're all under one LLC at this point but wondering if we should be creating separate ones and also how others are managing all the paperwork so tax time isn't a disaster. We both have full time jobs too so dreaming of the day where I can manage this all myself w.out my corp job sucking all my time!

Thanks all.  Makes sense - just needed to hear if was a normal expense.  And we've had lots of inquiries  but only a few to follow through so weeding out the bad ones already!

Hey all, were using Cozy to screen applicants to rent a house and realized if there are multiple adults moving in - a couple plus an adult child (18yo), that’s three background checks at $75. Are you requiring this and have you ran into issues bc that’s quite an expense for some people. Thx in advance!
