Are you looking for a primary home loan or investment loan? If you can find asset-based loans to purchase flips or rental properties. You will may a little higher interest rate, and normally need a little more in downpayment but it's a great way to get started!

There are a lot of great areas around Tampa depending on what your family, lifestyle, and budget are like. I have friends with young families in Seminal Heights Tampa and they love it. I personally love St Petersburg, it's more of my speed. I also loved living in Sarasota.

The conventional and FHA fix loans arent as easy to get. You need a GC and consultant. You also have to consider your debt to income. Hard money lenders lend based on the asset. I lend on both sides. Sometimes conventional is a better option and sometimes hard/private money is.

So most lenders that will lend to new investors, want the investors to have some skin in the same. Flipping and investing is hard... but its harder to walk away when you have money into it. So they will lend 80% of the purchase of the property and up to 70% of the ARV for repairs. So if you purchase 100K house, and it ARV is 200K. You would bring 20K to closing for the property, and you could finance up to 60K of repairs. 

200K x 70%=140K max loan amount 140K-80K(purchase loan amount)=60K for rehab. 

Then when you refinance they will lend up to 80% of the new appraised value with no seasoning. Now this is one fund. Most non-qm, debt service/cashflow loans are looking for you to hold title for 6 months to a year depending on their guidlines. Please also not that the 80% is affected by a few factors.

You will want to confirm with your lender seasoning periods. It may be a better option to take a hard money loan out and then do a rate and term refi over cash out or delayed.

It's good info but I agree with Duane. You can find a lot of info online for free. If you want someone to hold you accountable that's a different story but you can prob find someone in your local market. I believe in coaching, but making sure that it's someone that is actually doing what you want to do.

Does the property need work? If it needs work and we are talking about fix and flip or bridge loans. Most will want you to bring some money to the closing table for the purchase but will finance the rehab based on ARV. I am not sure what type of deal you are dealing with.
