I spoke with an HDF advisor today, and I'm not sure about moving on to a second property. As for the difference between this and regular CHFA, this way you are eligible for 100% financing by a down payment/closing cost loan at 0% interest.

And the kicker: no pmi!

I saw some programs specific to the New Haven Area (HomeLIFT being one) that could be helpful. There are tons of programs for first-time buyers, so it seems especially important to find every piece of great financing available and not miss out!  Start talking to mortgage brokers now and ensure they're familiar with all the programs you may be eligible for.

Hey fellow 1st property-seeking newbs,

Many of you are familiar with the very favorable rates through CHFA for 1st-time buyers, and if you're looking to go that route for owner-occupied MFH, I wanted to share a program I stumbled across today that can work in tandem.

If you're looking in New Haven, Hartford, Fairfield or Litchfield counties, the Housing Development Fund might have a program that can be the difference of you pursuing that first property now or having to hold off. They have down payment assistance programs that range from 0% loans if you buy where you work to forgivable loans for certain areas.

Hope this can be helpful to someone. If I'm the last one to the party on this info, well, sorry for being redundant.

Hey guys,

I'm excited to join the BiggerPockets community and gain insight and advice as I begin my real estate journey. Hopefully sooner than later I can contribute advice to the forums, but for now, I'll just have to selfishly consume.  

I'm looking to start out house-hacking and then, well, we'll see.  I love the idea of buy-and-hold and the wealth-building potential, but I'm trying to start out by being realistic and tempering expectations so reality doesn't hit too hard when I have my first "learning experience."  

So to those of you who have already contributed to this space and been resources for my initial education and fact-gathering: thank you.  And for those who will help and be resources and guides through my "learning experiences": thank you, too.
