The contract is very important, it took us years to put together a 2 pager that protects us from all the BS that can possibly kill the deal. Be careful downloading something from the internet. A real estate attorney can help you put one together. Do you have an LLC set up?

Hey Cody The buyer normally absorbs all the costs. The wholesalers pays for prorated taxes and sometimes attorney fees, depending on how the deal is negotiated. Everything is negotiable.
Hi David, Totally agree with Grant. Figuring out what your investment properties sell for and rent for in a particular area is the most important piece. I work only with agents that specialize in Investment properties. They know what they are doing. Also Real Estate agents that specialize in investment properties, make great partners on flips and rentals.

Alex, thank you for calling me. First step is getting in touch with a realtor that can pull accurate comps for you. Comparable's are pulled based on recent sales within the one mile radius, and square footage. I will keep you posted
The information provided is based on my personal experience in the Real Estate Investment market. I hope it is beneficial for everyone. I started to invest here in the US while living overseas. Hope everyone can benefit from it.

How in the world do you invest safely into the US Real Estate market with minimum risk and a decent ROI?

Super easy... build relationships with trusted and reputable companies in the industry.

But let m ask you something ? would you take a smaller % of ROI if you do NOT have to do jack S...T? All day long baby.....

Having construction background I can tell you what a flip means..... babysitting contractors, and you are not here? you live overseas? Be ready for siestas and an ROI as magical as unicorns. I find that our overseas investors love rental properties. Management companies here are competitive and you do not have to deal with tenants. Just saying, collect your check and forget the headache.
