That’s a classic predicament for remote property owners with a smaller sized portfolio. Urgency can quickly complicate things when factoring into an equation! I recommend being as proactive as possible regarding situations you find yourself dealing with. For example, getting locked out in the middle of the night or fires tend to be fairly common emergencies landlords deal with. Remove bottom (door handle) locks in advance so tenants have to lock the house from the outside. Place fire stoppers on your stoves. Ensure that all electrical outlets are safe and up to date. Etc. Sometimes that kind of approach is all we can do my friend.

I am considering investing in a flip for the first time and am hoping to get some feedback on how to best structure the transaction. Are there any advantages or disadvantages to designating an LLC for the deal? How do private lender vets prefer to set it up? I would like to establish partnerships and experience both in state and out of state (CA, IL, OH, CO) before investing in my own rental properties. I live in California.
