Hello BP, I was wondering how much of my own money I would need to put down to put a property under contract with a wholesale deal?

Can you put a property under contract with no money down and then assign it to a cash buyer?

I was reading a little bit about shopping for loans, and I was wondering if anyone had any tips on looking for lenders who can lend you the loan that you want, on your terms, without having to actually apply for a loan for a pre-approval letter and receiving a hard-inquiry on your credit report. Any tips?

I'm not going to lie, for the past 10 years I have not enjoyed reading. Ever since we HAD to read in school, I have not enjoyed it and avoided it at all costs. However, after listening to the podcasts for sometime, I began trying to read Rich Dad Poor Dad. After this, I had a new fire lit under me! I don't hate reading, I just hated the material I felt I was forced to read for school. In fact, I love reading about real estate investing!

I want to take this time to sharpen my axe, so when I jump into full time investing, I have a good foundation to go off of, and I think real estate investing/business books are the way to go. Does anyone have any recommendations on their favorite books on this subject?

I'm a newbie around here, what are the "points" to which you are referring to. Is this points on your credit?

@John Underwood so your leases and contracts will hold up in small claims court without notarization? I guess I need to study contract laws...

What's up BP,

I was wondering how landlords notarized contracted work for tenant improvements and their lease agreements for tenants. Do you draft the document and have a lawyer review it? Or is there another way to make these documents "official" to where they would hold up in court.

Hello BP world! As you all probably have done, I've binged watched the bigger pockets podcasts, house tours, quick tips, etc. on YouTube. I just can't get enough of it! I'm an impressionable guy, and I can get romanticized when it comes to work; that is, I convince myself whatever I am doing or interested in in that moment is the best thing ever. With real estate investing, however, I see the long term benefits. It's impressed on me like no other topic that's piqued my interest before.

I do not currently own a property, but I would love to jump in and start investing. I'm renting an apartment in Phoenix, AZ and working an 80 hour week job, and I really would like to get out of this rat race. If anyone is in the Phoenix area, or if you would simply like to connect, please reach out!
