Post: Converting triplex into fourplex

Good afternoon, 


I own a triplex in an unincorporated area in Los Angeles County. I am looking into converting it into a fourplex by converting a detached garage into an ADU. I'd love to hear what the process was like from those who have done this as of late in Los Angeles County. Do I contact my local planning department to find out if my property is eligible for this ?

I did offer the tenant cash for keys but he declined.

Let me clarify, the property is not mine. Earlier last month my Dad called me & asked if I can manage his rental properties for him. A majority of his stress was coming from this particular tenant. I agreed but on the basis that I do things my way. 

 According to the restoration company, the tenants could not be present during the remediation process. Thus I had to relocate the tenants to a Hotel. I did consult with a friend who is an attorney he suggested I pay for the hotel, meals + reimburse the tenant for the days they have not stayed home & won't be staying home in the future. Inspection happened rarely but the times my Dad claims to have gone out there the home was filthy & after being there a few times now I can confirm the home is a mess. There is no lease agreement on the property so I am assuming my options are limited. As of right now, I think evicting the tenants and doing some major remodeling to the home is my best option. I am open to suggestions.

Hello, 

I hired a restoration company to remediate a mold problem 2 weeks ago but we failed the clearance test. After further inspection the restoration company is recommending I remove all the drywall/floor throughout the entire home in order to pass the clearance test. He estimates this may take another month. At this point I don't know what to do. I am paying for a Hotel, meals, and deducting the rent from my tenants and this is all coming out of pocket. I'd like to consult with an attorney on the possibility of asking these tenants for the home in order to remodel the entire home. If anyone can refer me to an attorney it would be appreciated, regards.
