Buy if you have the money to do it! Equity makes all the difference.  I am doing both right now. Have 2 LTR’s and working in a few Lease arbitrage simply to build up my earnings to buy my next. I think arbitrage is a great option to get you to the next steps to purchase!  Good Luck!

I have been listening to Jesse for over a year … he’s amazing and has the BEST tips, ideas and content!   I wish the group of you that are doing the MTR summit in San Diego would consider doing the same summit in a few more varying areas.  I’m East Coast (New Hampshire) and I would absolutely attend one out this way!!  I would LOVE to be in a room with you MTR movers and shakers! 😉😂.  Your book is fabulous, Zeona … you and Sarah are just such a dynamic MTR duo! 😊

@Zeona McIntyre - Fabulous!  You're in Denver or nearby aren't you?  Well ... i would definitely travel to Denver!  I've never been and I hear it's beautiful!  Thanks for letting me know! 

Little off topic Martha but New Hampshire MTR related. I was at a meet up this month in Dover and one investor there works at the hospital in Dover and had mentioned the hospital struggles with housing travel nurses and she was setting up a meeting with someone from the hospital to talk about the hospital setting up housing contracts with MTR’s in the area and she was looking for investors with units to show the hospital the supply that could be provided

@Patrick McCann … this is SO ironic as that is exactly where I am right NOW looking now for properties to both Buy and use as MTR’s and also potentially Arbitrage for that area.  I’ve been a Realtor in this area for 20 years and are now focusing more of my time on investments. There are actually a number of hospitals in our area that are lacking MTR inventory.  Would you happen to have the name of the investor you connected with … I’d be happy to reach out.  Additionally, I am looking for meetups in our area.  Are you involved in any others?

@Mitch Davidson - the waterproof furniture covers for the pets is a great idea. Can you share where you got them or the brand you’ve used? 

As a Realtor, I do the exact same thing with my investor’s rental properties, Luke! I completely agree that those that are the most interested will do the legwork. It weeds out the tire kickers. And those that do the work usually end up getting the property!

In addition to the great comments above, I recommend that you look at Zillow. You can see who is doing furnished 30+ day rentals and can find clients that way as well! 

Your strategy should be to get your "product"( Your 3-month listing) in front of as many eyeballs as possible, generate as many leads as you need, qualify the leads, then pick the highest-paying, lowest-risk tenant you can find. 

Regardless of the channel that you find this tenant through make sure you sign an airtight lease (remember that any stay over 30 days will trigger "tenant rights" laws in most stays). What you don't want is to have someone pay for 3 months and stay for 6 months!

I’m just starting out in this as well.  Any recommendations of where I could find a sample lease that leans toward the type of airtight wording you recommend?  Thanks in advance for any info!
