@Account Closed , That's a really great idea! I had never even thought of that before. Maybe we can talk off-line about ways to find field engineer positions. I'm not sure which companies to apply with to get that kind of work. Any suggestions would be greatly appreaciated!

@Mehran Kamari , Thanks for welcoming me! It has definitely been a serious challenge to get everything together and it's still an on-going issue to get all of the pieces and systems in place, but I am very determined to make things work! I intend to become MUCH more present on this site in the coming weeks and months!

@Paul Timmins , I have been an attendee of some of the local REIAs in my area and I just recently become a member to one of them, with plans to become a member to at least one more by the start of the year. Thanks for the suggestion. The REIA is definitely the place to be to meet all the real players in the local market.

@Lisa Phillips , I definitely believe in the power of networking and I am always happy to reach out to a more experienced person when in need and I am always happy to do the same for others. Will you be at the REIA meeting on the 21st? If so, I'll see you there!

@Ray Corkran , I love the podcasts! I literally never listen to the radio in my car anymore. Lol. I have an hour commute each way to work so I can go through almost an entire podcast per trip. I have learned more from the podcasts than I have through almost 10 months via other methods. Hopefully, I can make it big and get on a podcast one day in the future. Lol. I'll be sure to reach out to you in the future. Maybe we can meet one weekend to talk about how things are going in our businesses.

@Joshua Dorkin DC would be a great location due to it being such a "hot" market and all... ;-)

Just a suggestion...

It has absolutely NOTHING to do with DC being easily accessible to those of us living in Baltimore... Nothing to do with that at all. Lol.

Hey BP family and future business partners!

I am a newbie wholesaler in the Northeast Baltimore region who is trying to gain some traction with my business and really build my brand so I won't be a real estate hobbyist and can actually do this as a real business. I am in the process now of making my website and setting up my live answering service, fax, and getting my marketing materials together.

I have been wholesaling since January but it was a very tough year for me because I work full-time and go to grad school for electrical engineering part-time. Needless to say my time and financial resource are a bit limited but I am VERY determined to become the successful real estate entrepreneur that I know I can be.

I look forward to meeting others who are investing in my market and potentially forming profitable business relationships.

All words of encouragement and helpful suggestions to help someone with a busy schedule are always welcomed and greatly appreciated!

Congratulations @Max Garcia Jr!!! I am a newbie wholesaler as well so I am looking forward to the day when I can make this post myself!

Something that has been suggested to me (I work a full-time day job myself) is to use an answering system like PAT Live to field calls when on the job and then you can basically screen the junk leads from the leads that come to your inbox based upon the script that you are giving your "PAT" to ask the sellers. I'm still in the planning phase, so I haven't used it yet but it sounds like a great way to go IMHO.

As far as I know, the answer to your MLS question is "no". So your best bet is to meet up with an investor friendly Realtor who has MLS access and see if they are willing to work with you to send you stuff. Investor friendly Realtors are often seen at my local REIA and I am sure the case will be the same for you in your area.

Hi Nzinga,

Welcome to the world of real estate investing!! With this opportunity, you will most likely make things much better for you and your family in the coming years and months, as long as you stay persistent when the going gets tough!

I am also a new investor out of Baltimore so I can't offer too much as far as advice on Buy and Hold in Ohio.

However, what I can say is that your local Real Estate Investor Association (REIA) WILL become your best place and favorite place to be!

If you Google "national reia" and click on the first search result you will find a link that says "Find a REIA". This will take you to site that has a clickable map and when you click on Ohio, you will find 8 different options for you to meet other investors in the area and learn as much as you can about investing from other investors in your area who are actually successful and can steer you in the right direction. I would have posted the link, but I'm not sure if that's allowed on here or not but it's very easy to find using the method I just described.

And of course, www.biggerpockets.com is one of the best online resources to find successful investors in your area as well. Download their podcasts and listen to them on your commute to work, at your desk, etc.
