Your purchase is $214k, why is your property value showing $255k? If your property value actually is higher and you are getting it for below market price then you are in good shape. You will equity out the gate, once you have steady rental income you should be able to cash out refi in 6 to 12 months and get your down payment out.

Although I don't like CoC less than 12% but that's my goal, doesn't have to be yours.

Hard to tell. Is it meeting 1% rule? What does future potential look like? Can you add value and increase rents in near future (in less than 6 months)?

You just haven't provided enough information.

Look up James' blog post. Although a bit dated I still follow it. I ask my agent to visit the street and neighborhood and either do live video or upload videos on Google for me to review.

I have heard 44102 is nice neighborhood.

Do you as an investor ask for closing cost from the Seller? My numbers skew a little left if I pay full closing. I would like to hear some thoughts from other fellow investors who buy off MLS.
