We use a software similar to Cozy, and screening reports are available instantly after the applicant completes the application. From what I understand about Cozy, after an applicant completes the application, screening reports should be available within a few hours at most. I'd definitely reach out to their support team as a first step to see what's going on!

I'm most familiar with the applications that are connected to property management software. I know there are quite a few options out there. We use Innago, which is one of the free property management software options discussed on BP, and screening is $30-$35 charged to the tenant. Hope this helps!

We use Innago, which is free for landlords/property managers, and we love it! A simple Google search for "free property management software" will bring up some of the several options out there. One thing I would consider is if you only want rent collection services, or if you also want online lease signing and some of the other features out there. That can help you narrow now what software you choose, because they're all slightly different.

Exactly what @Greg M. said -I'd allow pets and raise the costs for the tenant. Most tenants will be more than willing to pay, and it will help keep you out of potentially sticky situations (like Greg mentioned about emotional support animals).

Hey @Travis Bagley, I'd go with option 1, and give it to tenant B. Definitely keep tenant A in mind for a backup like @Adam Martin said, in case anything falls through with tenant B.
