When wholesaling a deal what are some of the best tools you use to determine the ARV of the property and also how much do you determine what to offer on the property?

Where do you feel you find your best resources in wholesaling houses? Is it driving for dollars? Using a vacant property list? Finding people in pre-foreclosure? Finding foreclosed homes? Finding people that are in bankruptcy? What are your best methods that works for you?

What are the steps to wholesale a short sale deal?

If I find a motivated saler that still has a mortgage on the house. How exactly do I find out how much is owed on the house?

If you do not have a contractor while wholesaling, can you use a realtor to tell you the ARV of a house? Or will you need a contractor and a realtor or can you just use a realtor?
