I am curious to hear more about how was the journey with finding the right tanent and how did you handle when one of your tanent abondend the property.

also, was it easy to work with contractors on rehab ?

I heard not so great stories mostly, so curious to see how you managed it so smoothly ?

@Cory Lucas before buying the property with tenet, did you ask owner to provide details if the any of tanent are not current with rent or missed/delayed payment in last 1 year or so?

sometimes owner sell ,just not to deal with a tanent stopped paying rent.

@Melissa Veazie I am also looking investment property in that area, found few good ones but due to oos, its little tough to find right property management company to trust their screening process.

just to prevent situation like tanent stops paying rent and give excuses only, have you had any situation like this and how your know property management dealt with them ?

property management helps ? Or just do the work urself. my friend worked for a property management company and they don’t do anything that I can’t do for free or for very little cost. Now I do understand if u work another job, but in my opinion do the work yourself and save urself the money. You just have to be Thorough and stick to you guide lines.

What was your worst experience with your tanent so far and how did you handle the situation ?

one of my neighbors friend rented his nice expensive home here in bay area, tanent paid initally for two months only, then only excuses month 3rd onwards....

ultimately owner ended up loosing the house due to not being able to pay the mortgage.

how would you handle situation like this, specifically in west or east coast where laws are tanent friendly.

I feel personally and knowledge of how to handle and deal with tanent also matters alot, thoughts ?

is there any limit on how many property you can buy just by putting 20-25% on each and renting them asap ?

as long as your credit is good? or any max $amout limit applicable ?

any tips on how to manage rehab while physically being out of state ? and have limited time to manage myself to deal with contractors ?

whom can I trust to give the rehab work done after buying the property.

@Heather Wilkerson true, but prices are already all time high.

I found a 2k sq ft mixed use unit in city for around 750k. would that appreciate more or a duplex in the valley /tracy ( which is alot cheaper and with cashflow) ?
