I don't think you can purchase real estate anywhere in the USA if you are under 18, for now I would read as much as you can on this website and check out some books!

@Nate D. What I mean is raising your credit card limit, not taking out another loan.  I was surprised when I raised my limit and my score went up quite a bit!  It is because it looks better to say "oh he's got a big limit" versus "wow he maxed out his credit card".  Even though you not taking more than you can handle seems wiser, for credit scores they like to see the limits higher.

@Andres Duque I don't think banks typically lend for foreign investments, you'll have to find a local bank and likely put down a larger down payment to finance a deal.  Keep an eye out for other creative real estate options, such as seller financing to get deals.  Just be careful!

I think you hit the problem on the head, I've heard of people losing their houses due to your situation!

The bank will do an appraisal, and want a certain LTV before doing the refinance. If you don't meet it, you won't be able to refi!

Sorry I don't have better ideas, perhaps someone else will.

No, a condo assoc cannot make a rule that is illegal.  I'd just ask a police officer to come by and politely inform them of this fact rather than spend any money on an attorney fighting it.

Compare for what?  Your question is too vague, you need to clarify.

To me I like new homes because of that "new house smell", plus there is the "new house upcharge" cost when you buy it.  Totally worth it because the plebs can't afford it!

Who gave this new "tenant" a key?  If it wasn't you then its not your problem, the tenant can call the police about this person!

If you gave them a key then there is a big issue...

I presume you mean summer 2017.

First, I would find out how much the refinance is going to save vs the closing costs.  Make sure it is worth doing if you are sure you will sell in ~6mo (it probably isn't worth it).

Presuming the numbers work, I would refinance now, just in case something comes up and you can't buy this summer.  I would also focus on raising your wife's score as much as possible.  Credit Karma is free and gives good advice on how to raise your score.  You may find something as simple as raising your credit card limit improves her score!
