If its only going to take 6 months at 100% to get all of your initial investment back then man you're GOOD! Ride this storm out and focus on getting those vacant units rented. 

It also sounds like you grossly underestimated the TCO for these properties as well. Did you buy the properties at a low enough cost to where once you finish the repairs the property value is increased? Basically, are these BRRRR properties? Whether they are or not, just ride this out if you feel like you purchased right.

I am also in the camp of under-promising and over-delivering, even if it’s to myself. It greatly helps with momentum, and I’m too hard on myself when I don’t meet a goal, so I’m way happier when I blow my goal out of the water than when I fall short.

What is your motivation to invest out of state?  What state are you looking at?  I looked at your profile and we have the same goals of $10,000 in cash flow per month.

@Ariel K. you're probably right about the 25% down. I never told the lender its a MF property. I do know that with other lenders its either 25-30% down for MF.

Hey Peyton,

I started out the same way, trying to find a realtor that knows the market. I haven't had much luck. But since you're looking to invest out of state, you definitely need one or know someone in the city you're trying to invest who can be your boots on the ground.

I don't know about the data from websites. My exposure to that is only from this post🙂. Yet that's what makes this forum great, you can always be learning.

Hello BP,

I've been working diligently the past few months to pick up some investment properties.  It is baffling to me at just how fast the properties are selling!! Properties are selling above asking price, lots are over priced and a lot of all cash deals. One duplex sold so fast earlier this week to where I didn't even get a chance to put an offer in on it.

Are investment properties selling so fast right now because of the low interest rates?  What is it?
