There are other neighborhoods aside from the more well-known ones near downtown and midtown that are doing OK-ish. Good investment opportunities exist both in the city and the suburbs. So do bad opportunities.

It is really hard to give an overall reply to your request for "what there thoughts are for Detroit. Vacancies, job growth, education, public grants or assistants to help propel economic prosperity. Things like that." with out writing a lengthy dissertation.

If you're seriously considering investing in this area I think you need to do a lot of the general high-level research yourself, and then supplement it with more narrow, specific questions that we locals will be happy to answer. There are ample resources online to get you started.a

When I think of Palmer Park I think of the neighborhood with the private security and not those apartment buildings.

Auburn Hills is nice. Lake Orion, Oxford all nice places to live. I would move there in a heartbeat but the wife works far from those cities

The house I am living in right now I paid 35k for. It was move in ready if we wanted it to be an old lady house. That's not how we do though so I fixed up the kitchen finished part of the basement and will have all rooms freshly painted by the time we want to sell it in a year.

We could rent it out for 850 all day long. Its a 3/2/2. It had a fridge, gas stove, washer, dryer, garbage disposal, hard wood floors with coved ceilings. On a corner lot with a nice vinyl fence. All mechanicals worked just fine.

A 39 unit building in Palmer Park is selling for 350K+. Another 140 unit building is selling in the low million just outside of detroit. I just got offered an engineering job that is seeking talent to expand operations outside of the state so from that standpoint it seems that jobs are comming back.

For an investor from New England, the prices are outrageous... in a good way. To buy a building like these even at subpar rents and to hold it for a decade if industry is coming back to detroit would be a good long term play in my opinion if the socioeconomic factors are trending in the right direction.

I don't think that complex is "in" Palmer Park. Detroit is block by block and the neighborhoods outside of Midtown and downtown are in rough shape.

You mentioned Lapeer. Lapeer is not even close to Detroit. Detroit is trending in a good direction around downtown but not elsewhere . In fact the outer ring neighborhoods are starting to get upset that their neighborhoods are being forgotten.

All those tenants in that apartment building will most likely be section 8 drugies.

I think you could find nice properties farther north in the area of lapeer

Let give you how Ferndale was and what it is now. My dad had 2 Duplexes in Ferndale he paid under 40k for each. He rented them out for 20 years had them paid off in full and after he retired he sold them for about 120k each.

Ferndale exploded in value as soon as it became cool to live there. You are from the area so you know what I mean. The hillbillies moved out and the younger gay people moved in and made it a very nice city to live in. They invested in their own properties and made it nice to live there.

It takes people that care how their property looks and it takes a city Gov that knows what it is doing.

I am currently looking for a rental prop in Ferndale right now. I already have a renter if I can find on.

Royal Oak Twp is not Ferndale. They just lump it in with Ferndale since it shares a zip code. You can get dirt cheap junky props in Royal Oak Twp.

yes get rid of that garbage. I HATE that terrible looking stuff. First thing I do when I walk into a bedroom is look up. Yuck

The problem would be how long would you have to hold that property and to pay those crazy taxes for 10 plus years would just be a huge drain on most average people.

Also right across the way is Palmer Park. Crazy how across the street is the best section in all the city and you look across the street to see the worst.

It's too bad they don't have flipping data prior to 2011. 2-3 years of data is almost too short to have real meaning. Wish they captured this for 2003-2007.

As for that zerohedge blog, I dunno bro, seems real sketch. Like a weird-tea-baggy-republicany-alarmist-run-for-the-hills typa thing.

That hood is so bad. Like you said its a warzone. I hate going into the place. Its just way to far gone right now for me. Other people might want to give it a try. I would not spend your money there.

Not when I can get houses in south Warren for 20k
