@Beau Fannon I would say a broker who moves deals. If they don't have a lot of deal flow it may not be a great pick. If they do have good deal flow it is likely that they are a hustler and respond quickly.

Another good thing to keep in mind, this was damage done by a duplex.  Imagine if you had a couple tenants in a 20 unit building that decided to do the same thing?  It could have easily ran into the tens of thousands.  Sometimes you get those scumbags that know the system and know how to inflict maximum pain for no other reason than they know they can get away with it.  Karma will prevail in the end : )

@James G. So much valuable information already laid out by Brian and many others. From a high level:

Provide value to an operator already doing what you want to do

Build your brand

Tell people what your doing and why

Provide value to others that your ahead of 

Partner/raise capital with a more experience operator on a few deals (gain credibility)

Be a lead sponsor on deals moving forward or JV

@Aram V. I would suggest using it across a few multifamily syndications. You will be getting solid distributions investing in something like that. PM if you want to discuss further!

@Reese Barker I think a lot depends on what your good at and what you like to do...If you love your current job and make great money, then investing your 100k passively in a syndication is a good idea. If you are good at remodeling and doing fix and flip type work maybe focus in that area. You could also do note investing with your 100k. Id be happy to talk further if you'd like. Send me a pm

@Rick Howell Great post on capital. Another avenue that you eluded to in the private money section is syndication. If you do a syndication it may not turn out ugly like your mention. Just another strategy to think about for your readers here.
