@Roseann DeRosa You may have better luck in winston salem than raleigh if your willing to be an hour and a half from Raleigh.

@Maria Luna you can invest anywhere and succeed. You just need to put a great team together in that market. Once you do that and become an expert in the market you will be able to look at deals and be competitive!

@Abigail Helfer How has your hunt been going for a deal in charlotte? Be patient. I would recommend if you haven't gotten much traction to look i neighboring areas. Lots of pockets around Charlotte with great deals. Happy investing to your and your husband!

@Jordan T. great feedback on the market. I am actively seeking 50+ unit deals in the Charlotte. Hot market but great to be in!

@Shane Craig seller financing is typically a great deal.. Is the roof the only issue? And can you add in the agreement that you can place new debt on the deal at any time? What about room to raise rents day one w/o and upgrades?

@Carlos Alger do you have LP's in the deal or just for yourself. If your dealing with LP's, I am seeing them get returns in the 7-9% range. Obviously depends on market, asset class, and business plan. When I see 7-9% I think of healthy return with lower risk.

@Dylan Mathias I have talked to Scott Maurer from advanta IRA several times for my clients to use him on stuff. He can help you if you want to reach out to him. But essentially what you need is a 3rd party custodian. They don't need to be where your from to do this if you are comfortable with that..
