First off DONT USE PEX A use B or C  I have had A rupture in freeze situations, C has not, the Build Show on Youtube recently did a burst pressure simulation and A failed before the other pipes did.   The picture is from a flip I did in Northern Wisconsin, there were several other places it popped.    the best solution is to duct some heat over, if thats not possible, get some heat tape and a 35 +/- degree electrical block available at menards, it plugs in and turns on when the temp drops to 35 degrees and turns off when above 35 degrees, they are like $12 pluse some heat tape, ask in the plumbing department.

My curiosity is what are you trying to accomplish my doing this? I often wonder if LLC separation is a little over sold, it is a down line defense. meaning, first line should be best practices and maintaining your property in good safe working order, second should be insurance, 3 could be a Mortgage, and 4th a legal entity, and in reality unless there was gross negligence its doubtful a suit ever goes beyond insurance. sometimes i think people over complicate things for very little. just my 2 cents

you need to give them a 28 day notice, if they are month to month neither party needs to continue tenancy at the end of the lease, Concept: Month to Month Lease renews Each month, so at the end of the month the lease renews if  they pay, and you allow them to stay, if tenant doesnt pay or you dont want them to stay for any reason or no reason at all, they must vacate, or face eviction. personally I would hire a PM to get them out, it will be worth the money. 

Bed Bugs:  I WI if the tenants brought the pests into the unit, they are responsible for the eradication for them not you the landlord, if you spent money trying to control them for the tenant, you could add that cost is a suit if you evict, (please seek legal counsel for advice) you will have a struggle with this, but as I said see if you can get a Property Manager to do the eviction, they know how to do it, they know the law, and they know how to act on your behalf in court, you will pay for their services, and plan to retain them after when you place a new tenant, this is what they do for a living, hire a professional!

I would be interested if anyone has had their LLC format challenged, I have a Master that is then the agent my other LLC's im only speculating the concept would hold up, I would love to see some case law and how the different structures have been challenged and the outcome.

I am currently doing a rental rehab in Fremont, and a few years back I did a flip in rural Wild Rose, on 24th ave. I have done quite a bit in the middle of nowhere.

 When you say Rural, are you referring to generally country areas around WI or Rural WI in Waupaca County the tiny town?

we have to provide a system capable of maintaining a  temp of no less than 68 degrees, if the tenant doesnt pay for fuel though thats not the landlords responsibility,  Regarding tank leases none of ours has ever been more than $1

I have a few with LP, I have the tank Lease, and the tenant is on COD, or they can do a credit app with the supplier I have the lease with, so far we have not had a problem.

I would switch suppliers, every market has several, dont do it, but tell them (once the new supplier sets their tank) they can pick their tank up, its in the middle of the street!  your other option is to buy a tank and own the equipment then you can have anyone fill it, and the price per gallon is cheaper.

I just keep buying great deals, just like i did when i started, the deals are still out there, just fewer in between, I only purchased 3 single families and 2 duplexes this year (all rental no flips in 2018), vs 6-8 per year plus about 3 flips per year i was doing.I see no reason to deviate from a formula that works, I just have to work harder to find the deals
