Post: Wake Forest or Garner/Holly Springs/Fuquay-Varina?

Hi all,

Looking to connect with Wake Forest investors and learning more about the area. Wake Forest seems to have the price point/housing age/size/availability of units etc I'm looking for, the expected rent in the area appears reasonable also. For those investing in Wake Forest how is the 5-10 year outlook in terms of growth, expected rent/home price increase etc?

The agent I'm working with (who himself is an investor in area) is recommending Garner, Holly Springs and Fuquay-Varina areas over Wake Forest based on growth that may come with the 540 extension/completion, but I don't see that many units available in $175-200k range in Garner, Holly Springs and Fuquay-Varina. What are your thoughts and outlook for the areas mentioned?

Have yet to visit the area, hoping to visit Raleigh area some time around March.

Thanks for sharing. Any thoughts on how the 540 completion will spur growth in areas south of Raleigh, like Garner, Holly Springs and Fuquay-Varina?

Post: Raleigh-Durham connections and neighborhoods

Hi all,

New investor from VA seeking to connect with fellow investors in Raleigh-Durham and learn about various areas/sub-areas and neighborhoods there. I'm looking to invest in SFH/THs w/3BD/2BA in the $150-230k range if possible, with good schools, good amenities and areas which are expected to appreciate over the next 3-10 years with the good population growth that R-D area is experiencing. I'd like to invest in areas that are somewhat insulated from new construction coming up nearby. Does not need to be super cash-flowing on day 1, but with the expectations that those areas will be more desirable in which to live in going forward and that rents will rise over time.

Based on the above do you have any recommended areas I should be looking at?

 Hi @Greg Fitch, thank you for sharing your knowledge about Greensboro, Winston-Salem and High Point, much appreciated. You mentioned the I-85 corridor, any particular areas or towns along I-85 you were thinking of? Also are there signs of Charlotte and Greensboro markets converging along I-85?

This area is often lumped together as the Piedmont Triad (or just Triad) but really is 3 separate markets with their own paths of progress, strengths and weaknesses. 

Each city is in a varying stage of revitalization in the downtown area, with HP being further behind. That said they are trying to utilize a similar approach that Winston did several years ago of building a downtown baseball stadium that can be used as a multi-purpose venue and planning on restaurants and bars to come in town to take advantage of increased traffic. 

All 3 cities are experiencing a restaurant/bar/shopping boom in the downtown areas and riding the craft beer/craft burger/foodie movement with Greensboro and Winston leading the way. They all have well respected colleges (Winston and Gboro have multiple), and well respected medical facilities. Winston has a research park that has grown rapidly, brought a great deal of jobs in tech/research, and with that, lots of housing etc. 

If you find specific areas of interest, especially Winston, feel free to message and I'll try and help. Also would be worth looking at the neighboring towns (Clemmons, Kernersville, Pfafftown, etc). 

Couple last tips: High Point University students almost exclusively live on campus. West End area in WS is growing along with around Innovation Quarter. All 3 cities can quickly go from areas of gentrification and path of progress to run down projects. Use google maps to help be your eyes.
