@Deangelo Mack Im glad to hear that you are putting all marketing tools you have to work you. As you can see there's some leads coming in. You may not have a deal yet, but you are closer than you were before you went out put up signs. Cold calling is tough, but like with anything it gets easier. The more you do it and keep at it the more deals you'll be making as you'll be ahead of the people who are mailing. 

I haven't done a seller financing deal yet, but from what I've read they are some great deals. 

I find it encouraging every time I read about people staying on the path.

@Sreeni Guntupalli  Your tenant asking to use the security deposit to cover the following months rent is a huge red flag that they are working on their exit strategy and don't plan on paying any longer. I don't manage any of my properties because I don't have the patience to deal with tenants issues like what you are experiencing. I choose to have a management company do the heavy lifting for me and I manage them accordingly. @Kyle J. @Theresa Harris @Scott A Moore gave you some great advice. Don't wait to start eviction procedures. 

I would try to get ahead of this now. Before you know it you'll be three months behind without the rental income and your tenant may destroy the place in anger before leaving.

@Troy Zsofka  Your post was an eye opener. I was recently in contact with a Rep. from Yellowletters and before using their services decided to vet them through BP--after reading what you've gone through, I'm was not surprised by the other post from users who had similar experience with this vendor.

You were very patient with them and gave them more than enough opportunities to rectify the problem. When you're paying for a service that is time sensitive and requires detailed attention, everything that happened in your case is unacceptable.

Hopefully the charges you disputed for the mailer and CallText have been resolved.

Have you found another company for your mailing campaings, if so what has been your experience so far?

@Bill CoteI recently received a call from someone at Yellowletters but have not used their services. What made your experience with the company disappointing?

I'm looking to start a campaign and will need a mailing service provider soon.  Are you using your own list?

I currently researching the App because they are a BP Vendor, yet there's very little information from people who are using it. Any information you are able to provide will useful to a great deal of people. 

Aside from the lack of support, how do you feel overall about the program? 

Why did you settle on that specific program?

When did you start using it, how has it changed your business or affected your results?

I would greatly like to hear your thoughts on this...

I agree with you. I have heard stories similar to this and presupposed a lot about the guy without simplifying his base motive-- which you did.  I expect @Asia Jones will be able to resolve this situation and get the buyer into the property as scheduled. If anything, I've learned a few tactics from this thread that I hope to never need.

I’ve been trying to determine the best strategies that would yield the most results from a cost perspective. I’ve been hearing more about the Deal Machine App lately and will definitely will add it to my toolbox.

This family member sounds like an opportunist. Even with a solid promissory agreement to move out after receiving cash for keys, what’s to stop him from holding out longer and demanding more money or being more of a nuisance to the OP?

What would be her most viable option after afterwards with the least financial impact?

I agree with others who gave strong warnings against renting to family members.
