I lived in NJ for 40 years and recently moved to Austin, Tx. I still have my rental portfolio in NJ and I still buy in NJ. I have a team in Jersey that looks at my potential investments, takes, photos, offers a rehab estimate, etc. It s still tough when you can't see the property yourself an get a feel for it and the neighborhood. I'm keeping my rental properties for income, appreciation, etc but now I am looking in the Austin area as well where I can actually go the property.

Hi, All,

I recently moved to Austin from NJ where I have a wonderful GC who does my rehabs andtakes care of my rental portfolio. I am looking at properties in the greater Austin area and need  a GC to look at properties and give me "ball park" rehab estimates. If i buy the property, naturally I will use them for the rehab assuming their price is reasonable and live up to other professional standards. Any recommendations?

I am a very experienced real estate broker and investor. I currently have two LOCs from credit unions coming due this year. I am looking to refinance two properties in my own Self directed IRA which are owned free and clear. Both a rented with long term tenants. I have a property in Trenton across the street from Hamilton Twshp. It has a long term tenant paying $950/month. I wish to refi a $50K first position lien. The property value is around $70K. This would be a perfect opportunity for a person with a self-directed IRA looking for a secure an predictable monthly check. I would be happy to provide more details if someone is interested. I am NOT looking for hard money lenders. I have those.

Hi, All,

 I have a property in Trenton on the Lalor Tract (across the street from Hamilton Twshp) with a market value of about $70K. I am looking to refinance my $50K owner financed loan. I have a great tenant and solid cash flow to support the loan. 

I also own two free and clear properties in my self-directed IRA, also in soiid areas of Trenton. Property #1has a market value of about $65K and property #2 is worth about $80K. I would like to place some private long term money on these two. Both are rented with long-term tenants. I would be happy to provide details upon request.

You should also send a certified letter to the vacating tenant stating the rent has been retained for the missing rent. if you don't have his new address, send it to the house so you have proof you sent it. keep the receipt.
