why would you not take advantage of CHAFA or the other down payment assistance programs?

Duplex and larger multifamilies most definitely do exist.  Take a look at these homes.

I don't think they are unattractive.  Garages, multistory.  And I also disagree that they fail to hold value.  One of my first homes in this area, was a double wide modular on a raised ranch foundtation.  (modulars can be put on a foundation, crawl space or basement.)  I bought it for $135K, refi'd in a year for $175K (conventional mortgage as it is not classified as a "trailer") and current value on that property now per zillow is $503K

WE did some resesarch on these last year.  Explored multiple Modular places.  Most, were sales related, but the most knowledgable & helpful,was the place in Calhan, Co.  They seemed to know the ins and outs sooo much better than any of the other dealerships, right down to the details of what would be required per county,  the specifics for putting it on a basement vs foundation, and I just totally had the feeling they had Been There, Done That, and could totally help us through.  We didnt follow through at that time, but I'd sure recommend checking with them.

In the current extremist climate we seem to live in, I could see a problem with abuse.  City inspector shows up, and doesn't think the house is as clean as it should be for them to have children.  MMJ aroma?  Grandpa  has a bruise from a slip and fall.   Call social services, local law, health dept.  

Too many people currently deciding how someone else lives their life, and raises their children are taking to the internet with public shaming.  

No.  Just no.

I've been reading the reviews on these companies as well, and they aren't good.  IMO.  The review are either stellar and toe companies are the next best thing to sliced bread, or they are scammers who ruined someones credit.  

I'd love to find one i felt secure using, but I haven't yet

Some of the airlines have restricted "service and therapy" animals.  Has anyone looked into how they get around it?  They certainly have deeper pockets for legal fees.

@Brian Ellis, those should have been 'time barred" credit accounts.  You should simply have filed a protest on each credit report and they would have come off.  Different states have different statutes of limitation, (mine is 5 years on a credit card), but I think all of them have something.  Doesn't mean some cheapo collection scum won't buy a 20 year old debt at pennies on the dollar, but unless you admit that you owe it, which restarts the timing, they cannot collect, nor can they readd it to your credit report.   

And if you pay them, they STAY  on your credit report for anothe 7 years.

I've never had a landlord provide snow removal.  Even in a duplex, shoveling was like mowing....my job.

Random thought...Can you get him a guest membership at your gym?  Exercise, and working out serve several purposes.  (says my sedentary 30# overweight self)  The right exercises will help strengthen his back muscles, and correct his posture.  Also, exercise and working out gives a lot of time for reflection and self examination.  

Be open to questions from him.  Do not tell him what he needs to do but perhaps ask what direction he intended to go with this degree when he started.  Ask him questions to make him think outside his narrowing perspective of pizza delivery and mommies basement.  If he got a degree in psychology, he's not stupid, but some just need a jump start.

$3000 they would have to take to small claims court to push, I'd think.  I'd look into what is required to put a lien on the property, but from experience, I would think there has to be some sort  of written agreement.  I can't just go put a mechanics lien on my neighbors house without some kind of paperwork that he agreed to me doing xxx amt of work. 

Are PMs licensed in your state?  By whom?  Check into what their licensing board requires for ethics?
