@Dave M. Only change is I don't use Hosted Numbers. Halloo works great so why change it. RingCentral is still my fax provider but they doubled their price last year to $16 month.

Is this something that you currently own? If not, what is your relationship to the property? Also, the price seems a little high compared to comps in area. What is your seller finance option? Do you have pictures of home?

Very cheaply above the assumption price as you are subject to the DOSC. I have done sub2s but never from a wholesaler.

Rent Manager can be bought for 175 stand alone version and it is robust. Call pat O'Hearn at rent manager and you can download trial version.

Everyone should look at Rent Manager. It is a one time cost of $175 for the stand alone version and is super flexible. It can then be transitioned to the cloud version when you get larger. Call Patrick O'Hearn there and ask for the trial version.  5137075913
