@Account Closed , a new business could be started giving people advice and getting them quality( not over priced) quotes for remodeling and new construction if they want to be their own contractor.

You are right . Lots of homeowners overpay for repairs and remodeling. One example, I know of homeowners being charged $400/ square of roofing(tearoff included) that the going rate is $225/ sq.

@Steve S. being a lender you understand cash flow. Properties with a NNN lease on them cash flow. If I lease my property to a bank or insurance company isn t it safe to assume I will receive my lease payment and thus cash flow? What is I lease property to a government agency, cash flow then? What about leasing property to a business operator with high credit rating and getting lease payments guaranteed via other assets?

All above can be achieved in a manner guaranteeing cash flow.

@Kathryn Morea, triple net lease or master leases allow an investor to be passive. Leverage has nothing to do with being passive. 

You should be able to get 8-10%+ from a NNN lease before adding on leverage. People do it all the time with their solo401k and IRAs where being a passive investor is an IRS requirement.

@Daniel Pitner, did you include RE taxes and insurance as expenses? What is average cleaning expense per occurrence? Subtracting $950 from $2108= $1158. Are you saying your projected monthly expenses total only $325? Very low. 

What marketing will you be doing aside from major platforms to promote your business? 

Did you include the cost to furnish the place as part of 25k invested?

@Account Closed, isn t it true that the DSTs of this world are considered securities? You as a financial advisor get to profit off of investments classified as securities. A NNN that an investor makes ,with help from a real estate atty takes away your fee or commission. Unless you are a fee only advisor working on an hourly basis, which are you?

There are plenty of properties that one can purchase while investing as little as 100k on properties worth 200k. In addition partnering with another experienced investor allows even greater market value purchases.

I have seen 8-10% lease payouts on NNN lease properties. While at same time allowing individual investor to sell property with full control when opportunity arises , not giving up control to a syndicator.

@Ehud gersten , what does a DST property enjoy that you can t get with a NNN lease commercial property? Why should a person buy a syndication property thru DST middleman when they can save on not paying any syndication fees and cash flow haircut by identifying properties themselves with 1031 money?

@Todd Nurnberger beware of syndications. In 25 years of experience I have yet to see more than a 6-8% yearly cash flow from RE apartment investing. UDFI in an IRA is indeed to be avoided because of high trust tax rates rather quickly.

@Juan Deshon give us an example of the rate of return you are getting on a promissory note. Is the note on RE or a business investing in RE?
