Normally I estimate 5% vacancy, 5% cap ex, 5% maintenance. But this is depending on the area and the condition of the property as well. I do know of and use, a nice property management team that does 8% in Dayton. I would also be curious what expenses the tenants pay for as well and if they are separately metered.
