Don Souza I like the established neighborhoods like East Sac, Land Park, Curtis Park. Midtown is the hot spot, and North Oak Park is is also a good up and coming area and getting revitalized. But lately the home prices are going up so much that I'm not sure if the numbers would work out to turn it into a rental, if that's what you're going for. Hello, I'm Victoria, and I've been listening to the podcast for a few years now, but fairly new to the forum. I'm originally from the Bay Area and moved out to Sacramento not too long ago. It was too expensive for me to buy in the Bay, so I bought my first house in Sacramento, house-hacked it, and just recently rented it out and bought a condo, and looking to repeat the process. I work in construction management as a project engineer for a GC, but looking to get out of that industry and have more hours in the day to enjoy life. I'm hoping to get into flipping and buy and hold for more passive income. Looking forward to interacting with you all. Cheers, Victoria

Post: Tenant is subletting on AirBnb, what should I do?

I just found out my tenant is AirBnBing my house. What should I do? I somewhat like the fact that they are keeping the house clean and there is less wear and tear, kitchen use, etc. The host has been getting good reviews, but I don't think the neighbors like the idea of it being an AirBnb. My first instinct was that it is a breach in contract, and to evict them (I have a property manager). But I also saw someone suggest a joint venture, how would that work out?
