I went and visited before I bought in Atlanta and Birmingham. When I went I did not know what to expect. It sure is a culture shock coming from the west coast in many terms that I am sure you can expect. For example the downtown is not as ritzey as LA, Portland, or Seattle, many households are the traditional one male breadwinner mold, and when I went to eat at a restaurant people were wtf it's an Asian dude. But it is what it is and that life there but people are pretty cool. So about the houses what I like was how in the suburbs the homes were really spread apart and made things feel safe. It's definitely more country in the suburbs than Renton to Seattle or Chicago. You have to have a 3rd party to protect you so you don't buy a property next to two blighted homes but if someone wanted to screw with your house they are going to have to 1) have a car and 2) really know that your tenant is not home. But no matter what somehow the HVACs tend to grow legs a kin to hotcakes if your not home so it's best to buy a cage for it in most places.

Why would you need it to be local? To be able to yell at someone if they screw up. Unless your going to take a shoebox of receipts I see no reason to not pick from the best. IMHO the 3 best are not in Washington. Do you use Dropbox???

Just be aware that lenders love to push these blanket loans cause they get paid on every new loan. Lenders are t always investors and don't have insight into these macro strategies. To take what you hear with a grain of salt.

I use Kohler for my CPA too. Also I use 70% for my take home after expenses but my properties are rehabbed so that is the absolute best case number to use.

For got to mention they are looking for at least 630-650 credit score for 70-80 LTV.

B2r Visio Lima colony are all in the 5-7% 20-30year for 2-3 points. You can save a bit off those national lender by finding that needle in the haystack portfolio lender bank who will be 1 percent lower and half the lender fees but that's the best that I found and I am confident that that is the landscape of lending outside of the Fannie and Freddie loans.

Highly subjective question. It makes sense that as you Cashflow increases you would be able to have a higher Ltv because you can cover shortcomings better. Similar to people self insuring their cars.

I currently have 11 SFH and looking to transition to big kid investments. I am looking to join Brad's program, but want to connect with people who are willing to chat about their experience.

I am looking to play a passive part in the next 6 months so I can see how the sausage is made and to get my KP "training wheels" so I can be a lead and get my Fannie loan in a few years.
