I currently have 11 SFH and looking to transition to big kid investments. I am looking to join Brad's program, but want to connect with people who are willing to chat about their experience.

I am looking to play a passive part in the next 6 months so I can see how the sausage is made and to get my KP "training wheels" so I can be a lead and get my Fannie loan in a few years.

This is a highly subjective question depending on your risk tolerance.... Much more than the age old question of how much leverage and should I pay of my mortgage or invest.

The real question is how much of a  Cashflow buffer do you have that is the foundation of making an informed risk management plan.

It's about opportunity costs. And I think your weighting you appreciation rate to high which is part of the reason why your numbers are what they are.

I don't know quite what you are doing with the refinancing in 6 months with the SFH since the lender fees of doing transactions will make it a wash. Maybe fill me in with the big picture, seems like you have not zeroed in and sill hovering at 5000 ft.

It's not a direct linear relation of rent vs acquisition is 1%. Lower properties have higher advertised ratios because they are more pain in the butt than more expensive properties. 60k property rents for 900 and a 100k property rents for 1100.

I buy properties that Cashflow 600-700 per month. But after cap ex, property management, vacancy, etc etc etc it's more like 300. When there is a dip is that enough to buffer.

The Heloc is a good option but I prefer to keep it as an emergency lever to pull.
