Hello Joe,

Let me extend a hearty welcome to you to this forum.

Seeing that you're from Lansing brings back memories
because I lived there from age 5 to 10. I went to
Bingham elementary and lived at 1313 E Prospect.

In the summers I would bicycle to the capital and
look around.

Lots of memories....

Now, being in a real estate related business is a good
thing for you, because you will naturally come into
contact with investors who may hire your company
to do work for some of their properties.

Latch onto them and begin to build your network of
contacts to build your business. Keep reading here
and asking questions and pretty soon it will all start
to fall into place for you.

In answer to your question, you generally will not do
a title search until you get closer to the sale.
