Absolutely, irrevocably NO do not move forward.  There are an abundance of deals in that market as we buy there and fund deals there regularly. Real Estate deals have enough isues with them why on earth would you want to jump into this pile of nonsense.   No clear title no legitimate lender will fund you.

Shani; Frankly, I think the best thing for you to do is to start attending local REIA events to watch, listen and learn from others to determine if this truly is an industry for you. In all honesty I m not sure the event @Account Closed is suggesting you attend (which will be held in my office) is the right one for a novice to jump into but Stephen can tell you more about that.  My office is hosting another event the following day on the 27th in the afternoon suited for those "new" to this business.  And to answer your question, yes I am an investor and a lender.  Good Luck!

I am not suggesting a seminar this is a mastermind group nothing sold there, education from those in the thick of it daily.  And most people can bad mouth all the Gurus, but the bottome line is 97% of those that get into this business FAIL. More often than not it is becasue they do not work for it.  They do not take action upon the things they were taught or upon the information in the books they read.  This business is about surrounding yourself with those that know what you do not and can do what you cannot, and taking massive action daily. Frankly most are simply too lazy to give this the Hustle it demands,  If someone is stupid enough to invest 40k and not do anything with it , it is on them.  I've flown across the country training those that paid me a great sum and then did absolutlely nothing with what they were taught.  They did not hold themselves accountable and expected things to be easy or to have me do it for them.  I can buy a house for 40 k and it will make money for me. This isn't brain surgery but it takes knowledge, work ethic and relationships.  Get off line and go find someone in your neighborhood that is doing what you want to do and add value to them in any way you can.

Why dont you attend the Mastermind event in Orlando on Oct 27th in the afternoon and meet people live and in person that may be able to assist you. Greetings @Bill D..  No this is a separate event that was spurred on by a rash of incongruence going on in our industry. Way too many "professionals" simply have no idea on how to break down the numbers necessary to evaluate a deal.  From realtors working with investors to others trying to sell to investors and investors attempting to acquire assets all terriibly under-educated and unprepared. We witness this travesty daily as "deals" are brought to us for funding, so we decided it was time to take the bull by the horns and bring some value to the table for those within our market.
