I agree it depends on how active your business is. I would recommend a google voice number or https://www.callrail.com/ if you are going to use different number to track your marketing. But I have also kept my phone number for many years and every now and then I have old customer reach out and give me a referral or to hire me for their services. Best of luck!

@Mike Celli  I was able to ge the following paydays:

1. Wholesale fee - Via my investment company aka my LLC ($15,000) for finding the deal (This was in the agreement, full disclosure)

2. Realtor listing Commission - 3% Commission = $5,550

3. Realtor Buyers agent - 3% Commission = $1,550

4. Mortgage Loan Originator Commission - 1.75% Commission - $3,124

5. Rehab & Flip Profit = $50,000/2 = $25,000 each

** And the beauty of this deal was I didn't put any of my own money. OPM Baby!

Life is GOOD!

I would hire an eviction attorney to make sure all the docs and process are done correctly the first time around.  I would present myself as the new property manager and make sure they are treated with dignity as they are obviously going through a hard time. But befor that you might offer them cash to leave and broom sweep the home. At the end they save face and you save time and money. Good luck

@Shawn Holsapple. I agree with everyone too fancy of a car is not a good idea. I like to drive nicer cars but traded my Benz for a Ford F150. A decent truck is an acceptable vehicle in my experience. I once got into a situation with a neighbor of one of my tenants and she did say that I was nothing more than a big money guy taking advantage of people. Not a good feeling. Never kind that the car Benz had 100k miles and its worth $13k, (well kept) but it's just the perception. I've never had an issue with my $30k truck. People are funny.

I haven't done this, but what about backing into the loan with note buyer, ask them to help you structure a loan that they can sell as soon as its created. Good luck
