We never look at only 3 because all factors come into play. For every home one factor may be more important than the other depending on the home and market. It's complex and not as simple as 1,2,3. :)

I've seen the medical buildings there in person.  Very impressive campus.  Birmingham seems to have a lot of revitalization going on throughout the entire city.  The uptown area also impressed us and there is clearly evidence of new construction and revitalization in the downtown core.

Ravi Chaudhari You are getting the best advice from all the pros on here. You basically need to find a strategy that works best for you. I am a beginner investor so I find turnkey companies the best option for me. I understand I may pay a little more at times but for me it's worth it. I'm out of state and have a full time career to focus on. I let them do the work for me. All that said it's important to find the right companies to work with. I've had both bad and good experiences. Moving forward I found some great people to work and I continue to build that trusting relationship deal after deal.

I like the strategy of "using other people's money". That equity in your home is just sitting there doing nothing for you. Might as well put it to work. Keep Your savings as a savings for a rainy day. You would basically be buying a home with zero down. Back in October I took out a home equity loan and over the past 9 months I've managed to buy 6 cash flow buy and hold properties using the loan for down payments on mortgages. You will need an investor friendly lender to pull all this off. Shawn Huss at Talmer Bank and Trust is who I use. Good Luck!

I have a friend looking to buy her first Primary Residence. She works in San Jose but not interested in living in San Jose because of the higher housing prices. She's married with no kids. (Not yet). She's been exploring the suburbs to find more affordable housing but is having trouble deciding what area would be the best investment. So my question is what suburb would be the best bang for her buck and still see some decent appreciation in the future? I'm guessing she's willing to commute up to 1 hour of driving. Thank you all for your help.

Jay Hinrichs listen to Jay. He's the man! There are a select few of great turnkey providers that can help inexperienced investors like ourselves. Not only can they provide you a safe transaction and great product but also guide and mentor you in investing generally. It's up to you to do your due diligence and find these trustworthy companies. If your on bigger pockets enough eventually someone will spill the beans on a company both good and bad. I found my people through referrals, research, and meeting these people in person and seeing there product.

I have a friend that is looking to buy her first primary residence. She works in San Jose and is interested in Buying a home in Mountain House CA near Tracy. I am wondering if anyone is familiar with this area and what they can tell me about it. It's her first time and I want her to make the right decision. Much Appreciated

Over the past six months I've invested quite a bit of time and money in real estate.  Before I continue my venture further I want to explore the options of investing in other opportunities.  Basically...I'm asking where else do you put your money besides real estate?
