Being able to refi depends on how much equity you have. I assume you are looking to get an FHA loan or conventional loan with the least amount due. If this is the case, you need to look at the amortization over time and you will see if it will take quite a few years until you will be at 75%/80% LTV and be able to refi.

Talk with other agents in your area and find out who the most investor-orientated brokerages are. This will have the added benefit of networking with other agents.

I think it depends on your strategy. If this is a buy-and-hold, I would consider anything over 10% to be good. If this is more active and a fix/flip, I would look for over 20%. Also, compare it to other returns you can get in the market. How passive and how safe these other options are, are also important factors to take into consideration.

First, I would touch up on your local landlord laws. I would also recommend strictly following your lease. If this does not allow for visitors or tenants who did not sign the lease, I would recommend getting the tenants out as soon as possible. This situation sounds like it could get very complicated, and I personally would not want to be involved by having this happen at one of my residences.

I would recommend going to some of the local RE networking events in Austin. I do not have in-depth knowledge of Killen but have met multiple investors who are from the area. My go-to is the Meetup.com.

I have had a good experience with Kin Insurance and Steadily Insurance in the FL coastal market. I would recommend getting rental loss insurance for an Airbnb.
