Narrow down searches by using the filter section to make sure the contracting company is the best one for the job.

Questions To Ask A Potential Contractor

Before choosing a contractor you will want to make sure the proper questions are asked. The last thing any real estate investor wants is a botched job on a property. Here are some helpful questions you can ask to help choose the right contractor for the job.

How long have you been in business?

It is always a comfort to know you are working with an experienced contractor. Be sure to ask the contractor how long they have been in business and even how many jobs they have completed like yours.
Do you have a contracting license?

If the contractor has a license this means they have met the requirements to be a licensed contractor and in most cases, had to present insurance to register the license.
Can I see your certificate of insurance?

It is always a good idea to hire a contractor that has insurance to cover any damages or injuries that could possibly occur while on the job.
What is your timeline for completion of the job?

Construction can often come with its set of surprises but it’s good to have an idea of the timeline for the job. Make sure your contractor gives you a clear timeline and how they intend to stick to that plan.
Do you have a dedicated team for each job?

With a dedicated team the job is more likely to stick to the timeline laid out by the contractor. If they are able to have a dedicated team for the job, there is a much better chance the work will be consistent and the job will be completed on time.
Will your team clean up at the end of each day?

Especially if you are living in while a job is being completed, you want to make sure you aren’t living in a mess. Make sure they intend to clean up after themselves at the end of every work day.
How will additional charges be dealt with?

Additional charges can come up during the construction process. Make sure to set clear expectations of if the charges will be paid at the end or as they come.
Is there a warranty on your work?

You will want to find a contractor that has a warranty or guarantee on their work. This protects you from being unhappy 6 months down the line if something isn’t done correctly the first time around.
How did you determine the pricing on this estimate?

Ask for an itemized list on how they determined the final number including materials, timeline, labor, etc.
Do you belong to any professional organizations?

The more professional organizations the better. This way you know the contractor you are working with is more legitimate.
Can you provide a list of references?

Don’t feel shy to ask for references on past jobs. This is common in an office setting, why not for someone that is making adjustments on your home? Ask for references and call them to find out how these past jobs are holding up after time has gone by.
How often do you finish your projects in time?

We all run on a schedule and time is money when it comes to instruction. Make sure they give you some idea of if they have finished their past projects on time. This would be a good question to ask references once you call to check on the contractors past work.
Who pulls the permits for the job?

You will want to make sure you pull permits for the jobs being completed on your home. Make sure you are clear on if it is your responsibility or that of the contractor to pull permits.
Have you been involved with any legal disputes over a job?
