Based in Lake County, OH (eastern suburbs of Cleveland), I personally own single family and small multifamily rental properties and serve as a Keller Williams agent for locals as well as long distance investors. I have previously helped BiggerPockets members from across the county in purchasing rental property (sight unseen via video walkthroughs) in the area and referring them to local property management. *Please read entire description prior to messaging and give me specifics if you do send a message* (Only working currently with those interested in single family properties Lake County, a safe area with solid returns just east of Cleveland along Lake Erie.) (Thank you!) A typical relationship cycle with prequalified BP investors starts when I set you up with an auto email search through the MLS. This shows you actual on market listings and not zillow out of date listings. If a buyer does not want to come and do property tours with me in person I can perform video walkthroughs, pointing out issues that I would notice myself if buying a property. I perform all purchase document signing through dotloop with online signatures. After purchase, I can assist with referring you to property management if needed. I have done deals without the buyers ever stepping foot in Ohio. I can also assist with tenant placement if the buyer would like to self manage. I assist long distance investors with rentals that are fairly turn key, move in ready homes. I currently cannot help those looking to flip or BRRRR from a long distance, I am not a general contractor nor do I source contractors for quotes (doing so would cripple my schedule). While there is demand for low cost, high cash flow MF properties in Cleveland, it can quickly become overwhelming and financially inefficient for an agent to spend days running around the city in order to close a 30k home. For this reason I currently am only assisting in rental property searching for those investors who are pre-approved or cash buyers seeking single family in Lake County (multifamily properties are rare out here). I would not personally own rentals in bad inner city areas so I do not recommend nor help out of state buyers purchase there. Every person I work with I give them my opinion as if I were buying the property myself for my portfolio, I will not sugar coat things in order to make a quick sale. That is not how integrity is built in this position. I live and specialize in Lake County which is east of downtown Cleveland by 30 minutes. The 1% rule can be obtained out here with solid, move in ready homes in good safe neighborhoods. These are not cash cows but are solid long term investments where reliable and low hassle tenants can be obtained. I do not sell anything nor am I a turn key company. I will help you purchase directly from the MLS to cut out the middle man. While I get many messages from out of staters wanting MFR in Cleveland, obtaining SFR's for long term buy and hold has many advantages (lower tenant turnover/fighting, all utilities on tenant, snow/lawn on tenant, lower hassle factor, etc). House hacking is also an area in which I specialize, as I house hacked my first duplex years ago in Lake County (Willoughby). I can help prequalified locals get into a duplex, triplex, or quadplex in order to house hack. If you are local, I am willing to assist in searches anywhere in the Cleveland area. I also work inside Geauga county which is more rural to the south/east of Lake County.
