I have spent approximately $35,000 demo-ing the property, installing brand new plumbing throughout the property, and starting the electrical panel. The property also has a new roof, exterior paint, and the foundation was repaired in 2018 with permanent framing in place. This property is perfect for a contractor, investor, or owner-occupant to live rent free. But it does need a lot of work. I have an 2018 appraisal at $230,000, and the 3 unit directly behind us is for sale at $259,000. It depends how you finish out the property but with comparable homes around and a basic interior rehab you should expect at least in the $215,000-230,000 range. After rehab you should expect to be able to get at least $1,000/month for each unit, and 3rd unit 750-850. The 2nd floor unit has a separate access stairwell to the right.
