How a Simple Real Estate Video With This Ingredient Can Explode Your Real Estate Business


One of the most underutilized marketing strategies in the real estate industry is viral marketing.  Yet, this strategy can bring you a lot of buyers, sellers and private money investors.

But what is viral marketing?  Why should you bother with it?

Well, according to wikipedia, viral marketing is:

The buzzwords viral marketing and viral advertising refer to marketing techniques that use pre-existing social networks to produce increases in brand awareness or to achieve other marketing objectives (such as product sales) through self-replicating viral processes, analogous to the spread of pathological and computer viruses. It can be word-of-mouth delivered or enhanced by the network effects of the Internet.[1] Viral promotions may take the form of video clips, interactive Flash games, advergames, ebooks, brandable software, images, or even text messages.

Did you read that statement?  Pay attention to the following phrases from that description: pre-existing social networks, self-replicating viral process and word-of-mouth.  These are some powerful claims, aren’t they?  SO how do you use it in your real estate business?  How can you use viral marketing to explode your real estate business?

Well, there are many strategies but in today’s article, I’ll discuss one.  It involves using video.  I know what you are thinking: “Great, I have to record a video.  I’m not a director, I don’t have the skill or the equipment or I don’t have the time.”

Well, here’s how this works.  You see, viral marketing plays off people’s emotions and habits; those videos that are funny, controversial, outrageous and cover hot topics can become very viral.  Let me give you an example.  Do you remember the dancing baby video? Or the video where a comedian was dancing on stage to different songs throughout many decades (The Evolution of Dance)?  Well, those videos became extremely viral.  Why? Because they were funny, unusual, unbelievable and people loved sharing them with their friends.

They wanted to be the first ones to tell their friends about it.  It’s in human nature to want to tell someone something that you think is AWESOME, UNREAL, CRAZY, FUNNY AS H#$$, etc.  You’ve probably done it before, right? But how do you apply it to real estate?

Let’s think about it.  Recently, I saw a commercial type of a video on YouTube of a guy who sells mobile homes.  He made that video funny.   So what could you do?

As we all know, the government loves to regulate the real estate industry.  In fact, most of their regulations are well, you know, not very smart.  What if you created a parody video making fun of that.  What if you created a video of what you find at some of the homes you buy.  If you are buying foreclosures, run down fixer uppers, I bet you have stories to tell.

So think about that for a minute.  Let your creativity run wild.  Then go out there and create a funny video and tie in your business into it.  Just don’t sell on that video.  Then, post it on youtube and other video sharing websites.  You’ll never know, maybe your video will get few hundred thousand views.

  1. I know what a viral video is, but other than the Landlord video with Will Farell, I’m not sure I’ve ever seen one for real estate. Can you share a few that you know of?

    To be honest, I can’t remember except for a video that was put together by a guy who was moving mobile houses. It was like a commercial but funny.

    Remember, a lot of times “funny makes money.” Some examples could include:

    – parody of a popular topic (have you seen the Hitler video where he reacts to the real estate market?)

    – funny marketing/house fix up, etc. video – many people are stressed when it comes to paying bills (mortgage), fixing up a house, etc. Make a funny video about either one of those topics and it may just go viral.

    -bank industry – Need I say more? 🙂

    – controversial videos do well too. Just be careful because you don’t want to get in trouble. I’m not a lawyer so I can’t tell what you would do is ok or not.

    All in all, just have fun. Think of some popular youtube videos that went viral and see how you could take the same concept and apply it to real estate. For instance, “dancing real estate investor” based on that video where the comic was dancing to different era songs. That was viral.

I think with so many different people and businesses out there (especially today with the Internet), it’s really important for people to make them stand out and be unique – be remarkable (as Seth Godin would probably say) and memorable. I do remember the dancing baby video, as well as the mobile home commercial – both very entertaining. And, I think you’re right, it’s important to have fun with it too!

    I think you got it. In fact, I am reading a great book by Bill Glazer called “Outrageous Advertising” right now. I highly recommend it. In that book, Bill talks about using outrageous advertising because if you don’t, you’ll get lost in all that noise that is happening all around us.

    Do you know that we, as consumers get exposed to about 3,700 marketing messages a day? (according to Bill’s book) If you don’t do something creative, how do you get noticed then?

    Solid article.

    I am a fan of video content.

    I often wonder to myself…..’What makes a video go viral?’

    As such, I often watch the YouTube most watched channels.

    By doing this, I pick up a lot of tips and ideas from people that are making great videos that are going ‘viral’.

    I recommend that anyone interested in learning about videos, and what makes them go ‘viral’ to watch the most viewed YouTube channels.

    You will definitely pick up some creative ideas by doing this.

  6. Real estate video to show and tell, works so well for on demand, right now open house tours. Over and over. On the buyer’s time, no matter what state or country they are in. Using whatever device, no matter what the weather. Getting into more houses. Not about clicks, about closings. Use video to show the flavor of the local community, the property listings in it and go easy on the blinking red light spotlighting just the agent, broker hogging the lens.
