The Halloween Deal Finding Real Estate Marketing Plan

I’m going to give you a simple plan to follow to get a deal within the next two weeks. I realize that 99% of people reading this won’t follow my plan, but if you’re among the 1%, then congratulations, because you can use this plan over and over again.

You see, I’m a big fan of taking advantage of the holidays. Every time there is a major holiday coming up I send out some type of letter, postcard, flyer or follow up letter to my prospects. And with Halloween coming up, you have an easy opportunity to stand out from the crowd and differentiate yourself from all the other investors out there.

Here’s what you’re going to do:

First, you’re going to make a flyer with a Halloween theme. For instance, you should have a headline that says something like “Selling your house doesn’t have to be scary.” Of course, you’ll have pictures of ghosts and bats around that headline and then the rest of your flyer will describe how your company makes the selling process easy.

Once you’re satisfied with your flyer go to Office Depot and print off 500 copies. If you’re really ambitious and want to make even more money, print off 1,000 copies. Next, you need to plan the time that you’re going to distribute the flyers.

You don’t need the flyers this weekend or even before Monday, because you can put a line in your flyer that says “Even though Halloween has already passed I still want to take the fear out of selling your house today so please call me at 555-555-5555.”

However, for this to work you need to distribute the flyer this coming weekend on either November 5th or 6th.

If you’ve never put out flyers before, it’s simple. I would wake up about 5:30am and start putting out flyers about 6. It won’t take you very long to do, especially if you’re lucky enough to talk someone into driving you around.

Now, I know waking up at 5:30 on the weekend isn’t fun (although I wake up at 5:00am six days a week) if you want to be successful you’re going to have to suck it up and do it. Because if you follow the plan above your phone will ring and you will hopefully get a deal or two in the next few weeks.

  1. Jason – Great info. We used fliers for 17 years in my home inspection business and they work great! A lot of Realtors in my area use fliers.

    One rehabber I know used to put fliers out in the neighborhood every time she had finshed a property that was now for sale. On one side she had the property info, and on the other side she had her “we buy houses” info. She never passed up a chance to let folks in the neighborhood to know that she was also looking for more properties.

  2. Consistency is what makes or breaks most investor operations. I would like to see a formula though, (i.e. $5 marketing dollars for every $10 profit in return). I know of other investors that experimented with formulas, but in varying degrees with limited success.
