    Amazing! Awesome to see so much success and improvement from a starting point that had absolutely nothing to do with Real Estate. I am on a similar path in that I am also starting to manage for other people and have already considered creating an official PM company. It would be great sometime to get someone to give tips on how to start small, what software is best to use, etc. Just like we can all learn from the experience of other investors to not make the same mistakes, I would like to avoid serious mistakes with a PM company as well.

      Thanks for listening Don. Starting a PM company is no easy feat and in our case it helped to have our investment properties to be the test subjects. The next best thing that helps is to network and build credibility in the local real estate community so that people naturally come to you when they are looking for help with management.

      There is lots of software out there like Property Ware, Buildium, Appfolio, etc. that are good software programs for the PM or the investor that wants to keep track of their rentals, streamline tenant communication, payments, records, etc.

      Mistakes are inevitable, which is why BiggerPockets is an awesome space to lessen the learning curve!

    This was a fantastic podcast and a fantastic guest. I especially enjoyed hearing about how Neal Collins was able to buy 4-plexes with owner financing and remodel them while dealing with existing tenants. I am new to real estate investing and haven’t yet completed my first deal, but I am interested in a similar market in my city. There are many small apartment complexes around my city that need a lot of work but could be highly profitable. I am just not sure how best to juggle existing tenants and a full remodel. Again, great as always!
