If you’ve attended any of the live BiggerPockets Webinars, you’ve likely heard me talking about my “hell house.”

This house was a home I once lived in, but later turned into a rental property. The numbers seemed to make sense when I bought the property, but still, every year I lose money.

Some years, I lose a LOT.

This is one of those years. Just a few weeks ago, my most recent tenants vacated the property, leaving the home looking more like a haunted house than a rental house.

    Brandon! we need to talk! that place is a slum! the upside down door is a classic!!!!!! I’ve turned around houses worse than that for 1/2 of 40k and I mean first class. One of the things I do with my rentals is I live on craigslist knowing window sizes ect. then when a tenant moves out I pounce on the house, the windows I picked up for almost nothing get put in, showers, doors ect. I have a huge mass of material, p.s. I did all the finish work on the retirement home of former senator Mark Hatfield.
